• Company awards and other noteworthy publicity. Successful design and remodeling companies have received awards to show off some of their top-quality work; ask the company about what awards it has received. For instance, Marrokal Design and Remodeling has won national awards including the 2008 Western Remodeler of the Year. The company also received the Better Business Bureau’s 2008 Torch Award for Marketplace Ethics. What Should a Design and Remodeling Company Offer Me?

If a company offers free design, you’ll likely get what you pay for.  If a company is offering “free design” it’s likely that the design fees are somewhere hidden in the overall cost.

“The design can make or break the project,” says Steve Walton, Senior Design Consultant for Marrokal Design and Remodeling. It’s the least amount of the cost of the overall project but it’s highly critical to the success of your remodel. “With our process we’re going to talk to homeowners about what furniture is sentimental and how it will fit in the remodel, sun orientation, views, traffic patterns and flow, and our clients’ lifestyle—this is how we build the project. We don’t build it from a, ‘Oh, I want to add an 8 x 10 room.’ Instead I find out how my clients live and what they’re all about and then the project is designed based on those answers.”

Does the remodeling company offer several design options to help you stay within your budget?

“You have to be open to a certain budget range that you’re comfortable in and then you should really spend time up front reviewing a lot of different designs so that you don’t get locked into one design at one price point. That happens a lot. People will hire an architectural firm and they’ll end up going through weeks and weeks of planning or drawing. They’ll get a set of plans down to the point where they can then send it out for bids and then usually they find out that they’re over budget.”

Marrokal's Custom Fire Fountain Wins the Contractor of the Year Award (CotY) from the National Association of the Remodeling Industry!

This design feature is the central focus in an entry sequence for an urban modernist bungalow sited on an extremely restrictive lot. The distance from the side walk to the front door is scarcely 16 feet. There is a custom steel and reeded poly carbon panel fence and gate one enters through, crossing several poured-in-place concrete slab steps to reach this fire-fountain feature. This feature acts to redirect the user 90 degrees to climb the seven stone steps of the front porch. In crossing the fountain you continue to walk on pored-in-place concrete steps of the same dimension that now “float” in the shallow pool. Water circulates around the concrete pads creating a modern moat.

The fire-fountain itself is formed, poured-in-place high compression, steel reinforced concrete that was subsequently acid washed to achieve the desired finish. In modernist form, no decorative tiles or stones were added to the simple, straight-forward composition. A central stainless steel cascade shelf directs the water fall to the pool below as one singular sheet of water. On either side of the water cascade are dual fire features which sit slightly below the level of the water fall and when lit create dancing flames which reach over a foot tall. Flames rise up through teal and coke-bottle green glass, a color selected to mimic the color the water casts in sunlight. When lit, the natural gas flames create an effect of light dancing about behind the poly carbon fence panels from the exterior of the property. The pool is lit by four stainless steel LED bullets below the water line which are not only decorative but serve to illuminate the “floating” steps a pedestrian would cross to enter the house.

Black lava rock and drought resistant succulents surround the concrete fire fountain. The design of the concrete pool, with the steps floating in the pool, ties in with the home having some mid-century design elements. This style of landscape pool was utilized in many mid-century modern designs, in both residential and public structures.

Thinking About the Color Scheme of Your New Kitchen?

Color selection and color schemes are important aspects of kitchen remodeling or any home improvement project for that matter. Spacious Bathrooms and Walk-In Showers

The next tier of remodeling is to look at improving areas that have limited access for those who are using wheelchairs or walkers. For those homeowners wanting to age in place, the bathroom almost always needs to be adjusted to accommodate wheeled assistance.

Walton says this requires widening doors and re-designing the bathroom so that a wheelchair can freely maneuver not only around the bathroom but also through the doorway to reach the bathroom.
“Hallways are generally three feet which is wide enough to get a wheelchair through, but the door openings in a standard home are about two-foot-six or 30 inches wide. So those need to be widened to a minimum of two-foot-ten or three foot which is a standard width,” says Walton.

“The next step would be to make the shower more user-friendly. The universal design of a walk-in shower has mass appeal because of its convenience and easy access for all. “If you have the space, that’s best; if not, then the shower has to be remodeled so that the doors are frameless. That way, there’s no frame or track that sticks up and prevents the wheelchair from rolling over it,” says Walton.

Green Building Also Saves You Money!

Of course, simple things like changing your light bulbs to light-emitting diodes (LEDs) can help you cut costs; lighting can contribute anywhere from 10 percent to 20 percent of your electrical usage. LEDs will cost a little more upfront but they last more than 11 years and they don’t contain the toxic element, mercury, as the less expensive Compact Fluorescent Lights do.

Centrullo says during the design phase of the remodel, environmental factors such as the sun, wind, and shade, are given special consideration because they will later affect the need for heating and air conditioning of the home. “We’re taking advantage of Mother Nature,” says Centrullo. This creates an economic benefit later for the homeowner.

You can also invest in better insulation for your remodel. “Marrokal Design & Remodeling uses an upgraded insulation which makes a difference. The less heat exchange from inside to outside the home, the more money you will save,” he says.

Centrullo says that another big cost-saving benefit for Green Building is to use re-circulating pumps to help you save water. “Most of the time when the water is turned on, it’s not hot right away, so people just let it run until the water heats up,” says Centrullo. The average American family can waste 10,000 gallons of water each year just waiting for it to get hot, according to Home Builders Association of Metro Denver.

Re-circulating pumps are devices that push the water through the pipes and re-circulate it back to the water heater instead of pushing it down the drain. That process can amount to a couple hundred dollars of savings in your water and utility bills. “These are simple devices that we can install. They can be left on all the time or set to come on at certain times throughout the day,” says Centrullo.

Imagine never having to pay another utility bill? That is becoming a reality rather than just a thought for many homeowners. In fact, news reports reveal that some families, thanks to solar thermal (for heating water) and solar photovoltaic (PV) (for producing electricity) are generating even more power than they use. These days, homeowners are considering solar panels to supply electricity to warm their pools, generate home electrical needs, and even supply power for a plug-in electric vehicle.

Preserve the Environment With Green Remodeling with Marrokal!

Reducing our dependence on fossil fuels is becoming a greater concern to Americans. Fossil fuels, such as coal, oil, and natural gas, are used to produce energy but green remodeling can reduce energy use by 50 percent in a home without costing a fortune.

Marrokal Design & Remodeling makes sure that these materials are saved for recycling centers. “Rather than filling up landfills, our waste haulers deliver the materials from the demolition phase to recycle centers. They sort the materials into glass, paper, wood, steel, and other materials that then get recycled or reused.”

Centrullo says the demolition materials often can have a second life, “If we save reusable items such as doors, windows, or even appliances, we can then take them to organizations that can reuse the materials which are still in pretty good shape.”

A Room Addition Plan of Action

Building a Room Addition can be one of the best investments you can make in your home. Building a room addition, such as a family room addition, or bonus room can add wonderful new living space to your home. However, prior to starting a room addition, a homeowner should first formulate a room addition plan. There are several key factors that should be considered prior to breaking ground.

Developing a room addition plan should include both interior and exterior considerations. With many room addition projects a homeowner can draw up the basic room addition plans, including the floor layout and the physical exterior shape and size of the addition. However, if the roof lines and/or foundation footprints on the existing home or the new room addition are complex, an architect may be required. An architect may also be required to ensure that the finished room addition aesthetically melds well into the existing home. This is a key factor for resale value. If a room addition appears as an afterthought to the home it will be aesthetically unappealing to the neighborhood and to someday prospective home buyers.

Besides overall sketches of the room addition with overall dimensions, the drawings will also need to include cross-sectional views showing the framing type and physical sizes of floor joists, roof rafters, and wall framing construction. The building inspector will use this information to determine if the construction will meet all construction and safety codes. The building inspector also uses the Bill of Material and cost information to assess the amount of the permit cost.

Room Additions Are Rewarding but Also Tedious

With the economy today the homeowner should think of adding a room rather than go through the process of buying a new home when the need arises. Especially if your home has the floor plan you like and it is already decorated to your tastes. It would actually be cheaper to add a room than buying a new home. And you could make the room the size you want instead of having to accept a home that has rooms either bigger or smaller than you like.

When building room additions the first thing you need to do is buy a building permit. All states and most all municipalities require building permits when adding a room or doing any carpentry work on your existing home. You will also need to know how deep the frost line is because you'll have to pour a concrete footer for the foundation to sit on, and it has to be below the frost line. The person you purchase the permit from should tell you how deep to pour the footer. That too will need to be inspected. You can pour the concrete up to the floor level for the foundation or use blocks on top of the footer. Your choice.

Building room additions is not an easy job. There are many aspects of adding a room, or rooms, that must be considered and planned for. For the person who is comfortable performing carpentry work, you can build your own room. But there are a few things to consider when building an extra room.

There is a growing quest for most homeowners and their families who have outgrown their homes to simply have a room addition done rather than sell their homes and buy a bigger one. The Cost of a Room Addition

Most customers have a pre-conceived idea of how much their room addition will cost. The truth is that most customers guess the price of their addition to be 50% to 80% of the actual cost. A standard room addition will initially run 100.00 per square foot up to 150.00 per square foot with the size and design being the variable. There have been quite a few additions be in the 200.00 plus per square foot range.

The bases for the difference in square foot price has many variables, being existing home structure and design for tying in the new addition, complexity of the roof design, what the exterior of the existing home is made of and finally what the interior of the addition will have in it. There have been customers that decrease the size of the addition to bring the price down but when the project is so small, there is a point at which decreasing the size makes no difference.

It takes a certain amount of effort to start and run a project and also to meet minimums for subcontractors and suppliers. The plus for small additions is to increase its size will have a very small effect on the price. Typically we refer to a small size being 150 square feet or less with these being in the 200.00 per square foot price range. The 100.00 to 150.00 dollar price range usually works in the 300 square foot and above in size. The price also increases with the square footage price with the adding of exterior projects such as porches, decks and landscaping packages. This of course does not add to the square footage of the project but does drive up the square footage price. This pricing does not include any bathrooms or kitchens with it, as this is its own project inside the addition.

More Kitchen Layout Options

U Shaped Kitchen
A U shaped kitchen requires plenty of space 8 feet by 8 feet at the bare minimum. This layout is only feasible where there are unbroken stretches of wall on three sides of the room, with no door interrupting the U. Units run along the three walls, providing maximum storage and working space. This kitchen offers a great amount of counter space and one area of the "U" may be used to separate the kitchen from the dining area. In a U shaped kitchen, the major appliances (sink, fridge, stove) should each be placed each on one leg of the U.

Islands
The work triangle is created either by you facing a run of sink, cooker and fridge along one wall, or by fitting the sink or cooker into the island.. An island can be incorporated into any of the kitchen floor plans and can add to the ease of cooking in kitchens that are rather large as you can locate a sink or stove on the island and have it near the other appliances for ease of use in cooking and preparing food. Appliances should be at least 48" apart (measure from center to center of the appliances). If your kitchen is too small to allow for this, try a portable island that you can move in and out as needed. Islands are great places to have an extra appliance or add an eating counter.

The most efficient use of small space, the Corridor Kitchen allows for convenient access to the cabinets and appliances on both walls. Allow for the corridor to be at least 48" wide. Closing one end off will cut down on traffic, but it does not leave any room for family or friends to join in the fun.

L Shaped Kitchen
An L shaped cabinet arrangement can make good use of space and be a lot easier to work in. The work triangle joins two key areas on one side of the L, with the third on the other side. The sink, cooker and fridge can be in any order, although putting the sink and cooker on opposite sides of the L works well, as you̢۪ll have worktop space around them. The L-Shaped kitchen provides a work area largely unbroken by traffic. One of the most common kitchen designs, it provides excellent flexibility in the placement of major appliances.
